Challenge: Reduce utility spending at the largest (765 units) condominium on the eastern seaboard
Solution: Hawks & Company developed an engineered pump retrofit comprised of two 150-HP pumps that were replaced with 75-HP pumps. Variable frequency drives were installed on each pump as well as condenser water control valves for the heat pumps. This mechanical project was integrated into a building automation system.
Results: A total return on investment for the engineered pump retrofit recognized by the condo owners of 2.8 years. Annual energy savings was over $140,000 per year, exceeding the targeted annual energy savings of $125,000.
By earning the trust of the condo owners, Hawks & Company subsequently replaced two 250-HP gas fired boilers with multiple high efficient gas fired boilers. The condo owners recognized an additional 30% reduction of gas usage.
Hawks & Company was awarded the 1998 Energy User News Efficient Building Award for the design-build energy retrofit project.
